We sketch floor plans and develop custom design blueprints for individual home buyers and house buyers, it has been our ongoing mission to continually improve our home plan design products and our growing menu of services for both the consumer and the builder.
Many homeowners planning to remodel their kitchen or bathroom are often surprised when asked if they have plans for their project. When building a home addition, these plans become even more important. While a contractor may be able to draw a set of building plans, residential designers are specialists who are trained to use space efficiently and are educated in all the newest trends and available products available. Not only do our residential designers draw plans, they also spend time with each client to determine their specific needs, lifestyles, priorities and budgets to design a custom room, addition or entire home.
When you embark on a project as personal as an addition or renovation to your current house - or a new house - you should feel confident that the person you choose to work with can create a home that captures the essence of you and your family. Typically, the first step in our design process is an introductory meeting. This meeting provides an opportunity for everyone to meet each other and to discuss the goals for your project, the services we can offer, and how our fee structure works. We encourage you to take the opportunity to ask questions and learn about the custom home design process. This is a no-obligation meeting and typically takes less than an hour.
If appropriate, we can conduct preliminary research of your property and review the regulatory guidelines associated with building on your property. If you have not purchased your property yet, we can work with you to determine things such as minimum lot size, utilities, ideal orientation, etc. for your project
Once you have selected Stuck Associates for your project, we will clearly outline the project timing, fees and requirements so that you have a firm understanding of what lies ahead.
We will then, depending on your specific needs, collaborate with you to gather all the information required to initiate the design:
We can carefully evaluate your property – considering vegetation, topography, orientation, views, and neighboring structures.
We can closely examine all regulatory guidelines – and walk you through any restrictions or obstacles.
fI your project is a renovation or addition, we can take measurements and photos and create “as-built” drawings. These drawings are then used as a starting place for the new work.
Next, we typically hold a ‘program requirements meeting’ where you’ll share your wish list, your favorite designs or features, and the practical needs for your home. It is here that our extensive experience helps us to fully ascertain what makes a house your home. After this meeting we create a written program of spaces for the project in a spreadsheet format. This allows simple and quick changes to the various room sizes, potential cost, etc. This lets you determine the goal for the overall square footage of the house as well as an idea of the potential cost. Any changes that need to be made to meet the budget or get to the desired overall square footage is done at this point to help minimize the time needed to get to the final design.
We will then develop a design concept – unique to your property and your needs. If you have a builder, this is an ideal time to have them review the initial design and to provide feedback.
This feedback will be incorporated and your questions and concerns addressed until a final version of the design is to your satisfaction.
Upon final approval of the design, the next stage is to create the construction documents. These will be used to determine the final pricing of the project and ensure the proposal complies with applicable building codes and by-laws. We will diligently follow through on all required municipal approvals, whenever needed. The number of drawings can range widely due to the local municipal requirements, builder needs, or your own personal preference for how detailed you would like the drawings to be. Our fees are tailored to this and allow you to select the documents and ‘level of detail’ that’s right for you and your project.
When desired, we can work closely with you and your builder to ensure the project is executed in accordance with the applicable municipal guidelines. We are with you every step of the way to help simplify the process and ensure the final product stays true to the approved design.
